Top 3 "Most Welcoming" Curb Appeal Colors for the Home

anager Red. Maxi Teal. Convivial Yellow. According to national color expert Kate Smith, these are the three most welcoming colors people can add to their home exteriors to increase their property's curb appeal.

"Bright red is a classic, but in today's society I believe that Tanager Red, with its toned down red that leans toward orange, is a really beautiful accent color.
"The second color, Maxi Teal, is the perfect blend of warm and cool. Almost any shade of blue-green complements brown, white and warm gray exteriors and this is the ultimate in teal. A recent study of 30,000 people from 100 countries confirms that a blue-green shade of teal was their favorite color. It's easy to see how this enticing color can add great curb appeal to a home.
"Finally, Convivial Yellow. As many people know, yellow is often associated with happiness, sunshine and joy --- all positive things. The paler, more approachable shade of yellow found in Convivial Yellow will certainly welcome guests to a home and set it apart in the neighborhood."
Smith relates that homes do not need to be "blanketed" with a specific color, but that subtle splashes of color can be quite effective. From potted flowers reflecting the color tones to home accents, curb appeal starts by creating visually-appealing areas of the home exterior.
"Shutters, window trim, front doors and louvers are all the first, most obvious places to add 'pop out' curb appeal color to a home exterior," says Smith. "These are fast, easy and eye-catching areas of the home that can help really benefit from the addition of color."

Top designers do this by adding a range of metallic fixtures coupled with smoky grays, a combination that creates a dramatic and welcoming room.

Of late, the emphatic pairing of black and white has become the real showstopper. The idea here is to work with high contrast: think strong color-blocking patterns and heavy stripes. 6 Tips to Protect the Things You Love Indoors and Out

Whether the family dog gets his muddy paws on the couch, an ice cream cone melts all over the backyard hammock or a sudden storm soaks your new patio cushions, life is filled with unexpected messes. There's no time like the present to plan ahead so you're ready for whatever mess life throws your way.
Here are some simple steps you can take to protect the things you love both indoors and out, so they last well beyond the season:
Indoors
Clean upholstery: Sofas and chairs are vulnerable to surface stains, so cleaning upholstery on a regular basis is important. Start by vacuuming the furniture to remove as much surface debris as possible. Then use a damp, soapy cloth to gently spot treat the fabric, allowing it to soak in, reaching dirt beneath the surface. SEPTEMBER 30 IS NATIONAL PREPAREATHON DAY - PROTECT YOUR HOME AND PROPERTY NOW

With signs of fall creeping up across the country, families may be feeling as if the hurricane season is over. The experts say no. In fact, September is not only the peak of hurricane season, September 30 is National PrepareAthon! Day the perfect time to take stock of disaster plans.
Today, National Hurricane Center Director Dr. Rick Knabb joined forces with Federal Alliance for Safe Homes (FLASH) President and CEO Leslie Chapman-Henderson during a national satellite media tour to raise awareness about flood and hurricane safety, prevention and financial protection options.
“Hurricanes are not just a coastal problem,” said Knabb. “Their impacts can be felt hundreds of miles inland. You need to find out what types of hazards could happen where you live, and then start preparing for how to handle them.”
Chapman-Henderson concurs. “If a disaster strikes, having the proper insurance for your home is the best way to ensure you will have the necessary financial resources to help you repair, rebuild, or replace whatever is damaged.”

  • Be Smart. Take Part. Document and Insure Your Property. Have an insurance check-up. Coverage amounts, deductibles, and payment caps can vary significantly. Consult with your insurance professional to be sure your policy is right for you. Type of Home Renovation Key to Value: Appraisal Institute

The Appraisal Institute, the nation's largest professional association of real estate appraisers, today encouraged homeowners to carefully choose renovation projects in order to maximize their return on investment.


"Home improvement projects are not necessarily investments in which a homeowner should expect a dollar-for-dollar return," said Appraisal Institute President Scott Robinson, MAI, SRA, AI-GRS. "Rather, these projects can increase the likelihood of a sale, or that a property will be comparable to other properties in a neighborhood."

According to Remodeling magazine's most recent Cost vs. Value report, the projects with the highest expected return on investment are attic insulation, manufactured stone veneer and garage door replacement. Other projects with potential payoffs, according to the report, are entry door replacement (steel and fiberglass) and minor kitchen remodel.

Robinson advised homeowners considering renovation projects to consider if the improvement is in keeping within what's standard in the community.

"Projects that take a home significantly beyond community norms are often not worth the cost when the owner sells the home. If the improvements don't match what's standard in a community, they'll be considered excessive," Robinson said.

He also noted that homeowners may find it best to hold off on big renovations if they're unsure how long they will be in their home. The longer a homeowner stays in a property, the greater the opportunity for a return on investment, Robinson said.

For an unbiased analysis of what their home would be worth both before and after an improvement project, a homeowner can work with a qualified real estate appraiser – such as a Designated Member of the Appraisal Institute – to conduct a feasibility study.

During a feasibility study, the appraiser will analyze the homeowner's property, weigh the cost of rehabilitation and provide an estimate of the property's value before and after the improvement. By purchasing an energy-efficient product or renewable energy system for a home, the owner may be eligible for a federal tax credit based on EPA-established guidelines. Understanding the millennial home


For years, consumer buying power and purchasing trends have focused around baby boomers. However, within the past several years, the spotlight has shifted to the 80-plus million Americans between the ages of 25 and 34 known as millennials. Now the largest demographic group in history, this generation is undoubtedly the most studied. Significant research findings, speculations and predictions about shopping habits and motivators are driving the world to cater to this influential group.

Home ownership is one example. Many speculate millennials aren't interested in, or in a position to buy a home because they're strapped with student loans and a tightened job market. While much of that is true, research paints a different overall picture. In fact, in many U.S. cities, millennials make up half or more of home purchasers (many of them first-time home buyers), according to a recent study by Realtor.com and reported by Bloomberg.So what are millennials looking for in their home? According to the recent Responsive Home initiative conducted by Builder Magazine, TRI Pointe Group (Pardee Homes) and partners such as Danze, Inc., several priorities rose to the top of their "must have" list when purchasing or building a home:
* Ability to maximize all spaces within the home (efficient, creative storage)
* Urban conveniences in suburban settings (able to walk to parks and schools)
* Plentiful outdoor space, including an outdoor kitchen when possible
* Customizable floor plans (i.e., ability to have a nanny or mother-in-law suite with kitchenette and more)
* Elements with high design that offer functionality and value
"There's no doubt this generation is very design savvy and has outstanding taste," says Sharon Overby, vice president of Danze, Inc. "We were excited to be part of the Responsive Home project. Our kitchen and bath faucets, shower systems, bath accessories and others play well with the design-functionality-value ratio."
Among the unique design aspects was the use of satin black as a finish throughout many of the bathrooms. Showerheads, faucets and accessories were often mounted on white subway tile (grouted in black) for a fun, impactful style.
In one of the kitchens, Responsive Home Creative Director Bobby Berk paired a white farmhouse sink with a Danze pull-down faucet in a tumbled bronze finish. The juxtaposition of mixing and matching elements such as these are at the heart of millennial style.
Outdoor living has proven to be a hot button for many buyers, including these 25-34-year-olds. The Responsive Home project featured unique use of outdoor space that showcased sunken sitting areas surrounded by beautiful gardens and water features, various applications of large-screen TVs and, of course, fully functional beautiful outdoor kitchens.
"The Danze line is a great match for this set of home buyers, whether they're building new or fixing up an existing home," adds Overby. "We've proven that eye-catching design and value-focused pricing can co-exist in kitchen and bath products, which are often a big aspect to the personality and style of a home."

Homes with 'Subway Tiles,' 'Barn Doors' or 'Farmhouse Sinks' Can Sell for Up to 13 Percent More and 60 Days Faster

For-sale listings touting craftsman or farmhouse-style design features sell faster and for more money than expected, according to Zillow Digs analysis

Why do some homes sell for a premium? In addition to timing, a home's listing description can have a significant impact on its final sale price. Listings mentioning keywords like "barn door," "shaker cabinets" or "subway tiles," sell faster and for up to 13 percent more than expected, according to a Zillow Digs® analysisi.

Zillow Digs analyzed listing descriptions from over 2 million homes nationwide sold between January 2014 and March 2016 to see how certain keywords referring to home features, amenities and design styles impacted their sale price.

Of the 60 keywords analyzed, listings mentioning "barn doors," a rustic sliding door often used on bedroom closets and kitchen pantries, saw the highest sale premium (13 percent above expected values). Other common craftsman-style keywords like "farmhouse sink" were also found in top-performing listings. Furthermore, homes described as "craftsman" performed better than any other design style analyzed. While people may think the rustic mason jar-vibe is out, it is still very popular with today's buyers.

"When it comes to real estate listing descriptions – words matter," says Dr. Svenja Gudell, Zillow chief economist. "Your listing description is an opportunity to highlight specific details and finishes that might not be visible in photos. Craftsman-style homes and amenities resonate incredibly well with today's buyers – so if you've got them, flaunt them! Meanwhile, not only are subway tiles and shaker cabinets popular with home buyers, they may also signal that the home has other desirable features like an open floor plan or a well-appointed kitchen."

Understanding what's popular among buyers can also help homeowners who are considering remodeling. For example, listings descriptions that included "new carpets" had no effect on the home's sale price, but listings mentioning "hardwood floors" sold for two percent more than expected. While everyone has different preferences, when it's time to sell, a listing mentioning hardwood floors may be more likely to catch a future buyer's eye.
